Applying for your new townhome is quick and easy! Browse available homes online, choose your favorite floor plan, and apply from the comfort of your own home.

To apply:

1. Visit www.liveclearlakereserve.com
2. Click “Floorplans” at the top of the page.
3. Select the floor plan you’re interested in.
4. Click “Availability” to view currently available townhomes.
5. Choose your preferred home and click “Apply Now.”

The application fee is $75 per applicant age 18 and older, and the administration fee is $250.

Be sure to ask our leasing team about our Major Employer Program, which may offer additional savings for qualified employees of participating employers.

Yes. Renter’s insurance is required for all residents and must remain active throughout your residency.

Potentially! Townhome transfers may be available based on community requirements and availability. Contact our leasing team to learn more about the transfer process.

Our current lease terms range from 14 to 18 months. Short-term lease options are not currently available.

Rent payments can be made conveniently online through BILT.

Clear Lake Reserve offers a Major Employer Program for qualified employees of participating employers.

Security deposit requirements depend on the applicant’s approval status.

Fully Approved:

• Pay 1 month’s rent upfront as a refundable security deposit.
• Or choose the $45 monthly non-refundable option.

Conditionally Approved:

• Pay 2 months’ rent upfront as a refundable security deposit.
• Or choose the $45 monthly non-refundable option.

Once your application is submitted, it will go through the required screening and verification process. Our leasing team will communicate with you regarding the status of your application and let you know if any additional information or documentation is needed.

Applicants may be asked to provide documentation to verify identity, income, employment, and other information required as part of the application and screening process.

Commonly requested documents may include:

• Government-issued photo ID
• Proof of income
• Employment or income verification
• Additional documentation requested by the screening team

Applicants must have a combined gross household income of at least 3 times the monthly rent.

Credit history is reviewed as part of the application process. Approval is based on the applicant’s overall credit history, payment patterns, and demonstrated financial responsibility in accordance with our rental criteria.

Clear Lake Reserve Townhomes offers three thoughtfully designed floor plans:

• One single-level 3-bedroom, 2-bathroom floor plan
• One two-level 3-bedroom, 2.5-bathroom floor plan
• One two-level 4-bedroom, 3.5-bathroom floor plan

Our spacious layouts feature comfortable living areas, modern kitchens, multiple bedrooms, plenty of storage, private patios, and attached two-car garages.

Although the homes are attached, each residence is designed as its own individual home.

No! No resident will live above or below your townhome.

Although Clear Lake Reserve features attached townhomes, each residence is designed as its own individual home. Our two-level townhomes have both floors within the same residence, so you will never have another resident living above you or below you.

The single-level 3-bedroom homes are also designed as individual residences.

This gives residents a more private, residential living experience with their own entrance, garage, driveway, patio, and living space, without the upstairs or downstairs neighbors you would typically have in an apartment community

Yes! Every townhome at Clear Lake Reserve features an open patio, providing a comfortable outdoor space to relax, enjoy your morning coffee, or entertain guests.

Residents receive two bins, with regular trash pickup every Monday. Recycling is collected every other Monday.

Each townhome includes a two-car garage and private driveway for resident parking.

Street parking is not permitted within the community. Vehicles parked in grass or unauthorized areas may be subject to towing in accordance with community rules.

• Grills are not permitted on patios, balconies, roofs, or indoors.
• When not in use, grills must be stored inside the garage.
